What does a master plan include?

A development master plan typically covers: project boundaries, individual buildings (with footprint and height), road layouts, amenities (pool, gym, schools, retail), green space, parking, infrastructure (utilities, services) and points of interest (community centre, mosque, marina). For sales purposes, the master plan also marks unit-level status — which units in which buildings are available, reserved or sold.

That specificity drives deposit conversion.

Who creates the master plan for a development?

Typically a master-plan architecture firm — Foster + Partners, SOM, KCAP, HOK and similar — working with the developer's in-house team. For smaller projects the developer's architect handles it directly.

Can a master plan change during construction?

Yes — design changes happen, especially on long-cycle projects. Buyers are usually entitled to material-change clauses in their contract; small changes don't trigger them, large ones might allow refund or substitution.

What's the difference between a master plan and a floor plan?

Master plan = site-level (whole project). Floor plan = a specific floor within a specific building. Most off-plan sales experiences move the buyer from one to the other.
