An off-plan sale is not one payment, it is a schedule that runs for two or three years alongside a building going up. Get the structure right and construction is funded by the sales it generates; get it wrong and you discover the gap when a tranche does not arrive. How to use it

  5. 5Check the total row — if it is not 100%, the schedule does not cover the unit price.

What is a stage payment plan in off-plan property?

A schedule where each payment is triggered by a construction milestone rather than a calendar date — foundation complete, structure topped out, handover. The buyer pays as the building rises, and the developer's cash flow tracks the build instead of running ahead of or behind it.

How is a stage plan different from instalments?

Instalments fall on fixed dates regardless of what is happening on site. Stage payments fall when a milestone is reached. Instalments are simpler to administer and easier for a buyer to budget; stage plans tie the money to visible progress, which is what investors buying remotely tend to prefer.

What is a typical off-plan payment structure?

It varies by market and by developer, but a common shape is a small booking deposit to hold the unit, 20-30% on signing, the bulk spread across construction milestones or instalments, and a final 20-30% at handover. There is no universal standard — escrow rules, local practice and how much construction financing a developer has all move it.
